An appraisal is an unbiased opinion on the worth of a property's fair market value, performed by a trained and Licensed/Certified appraiser. An appraisal starts once an engagement from a potential client is received. From there the property is researched in terms of location and basic characteristics as is the market area, from public and private online data services. The property is then typically visited and observed by the appraiser, both inside and out. The appraiser physically measures the building areas with advanced laser measuring devices or otherwise, then typically photographs both the exterior and interior areas of the property, observing and noting all of the properties characteristics. From that point, market area data is typically researched further from the most similar area sales, land sales, if applicable, to area trends and analysis of. An opinion of Market Value is then derived from the analysis of recent sales that have occurred, market trends, statistics, past and present trends. We are trained in and utilize the most up to date procedures and technology in the process.
