Advanced Appraisal Associates, Inc. is a full service real estate appraisal company located in Mokena or the Mokena, Tinley Park and Frankfort area with addresses also in Oak Forest or Cook County. We are also known experts in the nearby Orland Park, Oak Forest, Homer Glen to Oak Lawn to Mt. Greenwood and Beverly to New Lenox areas as well. We are otherwise located in the Southwest Suburbs of Chicago, with appraisers in Cook, Will, and DuPage Counties. 

 
We specialize in Single Family home appraisals, 2-4 Units, Condominiums, Multi-Family 5+ Unit Apartment Buildings(our passion), Mixed-Use, Commercial, Light Industrial properties and Vacant land. We are currently focusing on appraisals for Estate and Divorce purposes, assisting with these often stressful situations with the utmost care, respect and confidentiality.  We also complete appraisals for financially related transactions as well as personal, investment or litigation reasons including agent or private pre-listing, Assessment Appeal, Bankruptcy, Trust, Possible Sale or Purchase, PMI removal, partnership dispersion, Probate, Indemnity Cases and Expert Witness Testimony. Most of our focus or areas of expertise are Central and Southern Cook County to being very active experts in Northern Will County where we currently reside. Our areas we are known experts in outside of the above are the Beverly, Morgan Park and Mt. Greenwood Areas, Garfield Ridge, Oak Lawn, Alsip, Burbank, Palos Heights, Oak Forest, Tinley Park, Homer Glen and Orland Park to New Lenox with familiarity in these areas for well over 30 years. The Historic Downtown Frankfort area is also one of our main areas of practice and expertise, as well. We have also, since our move to Will County over 12 years ago and significant experience with land to acreage properties have become very involved in equestrian and acreage properties in Southern Will County, in areas like Green Garden, Monee, Petone, Beecher and Crete areas. The owner and DuPage area appraiser also have extensive experience, in most DuPage County Markets, from Burr Ridge to Downers Grove. 


The President/Owner-Ernie J. Ramos IFA, ASA is a designated and Certified General Real Estate Appraiser(highest license available) in the State of Illinois, with over 20 years of Commercial and Residential experience. He is a member of ICAP(Illinois Coalition of Appraisal Professionals), a very active member of the private/nationwide Real Estate Appraiser Groups and also holds IFA and ASA designation(Accredited Senior Appraiser) from the NAIFA(National Association Independent Fee Appraisers) which has now merged to become one with the ASA (American Society of Appraisers) the largest multi-discipline appraiser organization, in the world.

We are not your typical home or single family appraisal company!! We are experts in so much more than just single family homes but still very much enjoy working with homeowners and buyers of on a daily basis!  

 

When vetting appraisals companies, please check any prospective appraiser's online reviews, their certification type, designations and affiliations, and if they are even familiar with providing appraisals outside of bank/lending appraisals before choosing a professional appraiser! We promise you will not be disappointed if we are hired.

We are able to provide fair, customary and reasonable fees while providing very timely but still high quality service. We are also very involved in the profession associating with some of the most reputable appraisers in the nation on a weekly basis, use up to date technology and utilize the proper tools to be the up most experts in the appraisal industry. If you are wondering "How much is my home or property is worth?" please contact us.  If an appraiser comes to your property with only a tape or wheel to measure your property, a hanging camera, along with a clipboard and pen, the appraiser may not be utilizing other up to date technology for analysis that we feel is necessary in this day and age.   


We offer full appraisals and also offer some "very cost effective" or more affordable "restricted use" appraisals if it is for a single user/entity and/or mere decision making. Please click on one of the top tabs for our explanation of appraisal fees. 


Understand that a borrower cannot order their own appraisal for financing purposes, or especially when dealing with a federally backed lending institution. Unless you are working with a hard money lender, please discuss the appraisal process with your lender. But if you are a cash buyer,  or receive an appraisal waiver in the process, we suggest having a professional unbiased appraisal completed to safeguard your investment.

The Appraisal Process

  

An appraisal is an unbiased opinion on the worth of a property's fair market value, performed by a trained and Licensed/Certified appraiser but based on facts and market reactions, not an appraiser's or buyer's emotions.  An appraisal starts once an engagement from a potential client is received. From there the property is researched in terms of location and basic characteristics as is the market area, from public and private online data services. The property is then typically visited and observed by the appraiser, both inside and out. The appraiser physically measures the building areas with advanced laser measuring devices or otherwise, then typically photographs both the exterior and interior areas of the property, observing and noting all of the property's characteristics. From that point, market area data is typically researched further from the most similar area sales, land sales, if applicable, to area trends and analysis of. An opinion of Market Value is then derived from the analysis of recent sales that have occurred, market trends, statistics, past and present trends. We are trained in and utilize the most up to date procedures and technology in the process. 


For single family properties, the appraisal reports are typically complete within 48-72 hours from the day/time the appraiser is able to view the property(sometimes sooner) with complex and commercial assignments varying. Our technology, systems and procedures allow us to complete very credible appraisals in a very reasonable time frame, with technology something not all appraisers embrace. Complex, Multi-Family and Commercial Appraisals can take longer, and typically range of 3-7 business days depending on complexity. If you are looking for a Real Estate Appraiser in the Southern Chicago or Suburban areas, please contact us as you will not be disappointed. Please note we are not an appraisal management company(AMC). If ordering a private appraisal I would suggest not ordering from any company classified as an AMC as their model is the cheapest and fastest appraisal, not the most qualified. We will not always be the lowest priced, but we definitely offer a high end product at a fair price and when protecting your investment. Remember cheapest is not the best characteristic to look for, when hiring a professional, especially an appraiser.
